Definitely will increase the value – the downside to that is your property taxes will increase as well!

Probably. Unless your house is an eyesore, in which case you may want to sell it before the club is complete, to take advantage of the “anticipation” premium.
However, if you have the money, and the house can be fixed up and improved, that would be a better way to go.
Yes it does provided the plans go through. Bear in mind that, with that, comes the increased property taxes. In some cases taxes can double or triple if both the increase in desireability of the neighborhood and the subsequent increase in home prices occur.

I moved into a 130,000 home in 1999. They (tom Watson) built the national within eyesight of my back yard making the view beautiful.
Due to refinancing I had the house appraised to remove the POI and it appraised for 190K, NOW I did remodel the Kitchen and add siding, but that in itself didn’t raise the price. It helped but the appraiser said the National CC helped a lot.
